Exclusive Contract Assignments
When one party to a contract for purchasing a property (called the Assignor) transfers over all his or her contractual obligations and benefits to another party (called the Assignee), it is called an Assignment of Contract of Purchase and Sale (commonly referred to as "Assignment"). It is perfectly legal under the law unless the contract expressly forbids it. An Assignor may assign a contract for a higher price than what he or she originally paid for it. The profit made from this transfer is called the "lift".

The transfer of a contract may trigger a capital gain so an Assignor should always consult a professional accountant for tax advice to ensure any taxes due are declared to Canada Revenue Agency and remitted.
