My seller client owned a lovely lot in one of the hottest family neighbourhoods in East Vancouver. The house was built before 1940 and has what the city calls “Character Merit”. Any house deemed to have Character Merit are subject to some building and design restrictions that the city has in place to encourage retention of old architectural features that are not commonly found in modern day houses. Aside from having Character Merit, this lot has its many physical challenges that would scare off most builders. They’d say, “It’s too much of a headache. Not worth the trouble.”
After several offers, a few collapsed deals and endless showings, we finally sold to a very experienced builder who was ready to tackle the unusual challenges of this lot. I negotiated favourable terms for my client that made her extremely happy. It was a long journey, but I never once thought of giving up on selling this property nor did I think of letting my client down!
